There is no doubt the local commercial market has taken a hit. The SW FL commercial market is suffering the consequences over development in the commercial arena combined with an overall economic decline that has affected the majority of the end users of commercial space – the small businessman. The lack of available work and low profit business agreements as a result of the recession has directly impacted commercial property tenants who can no longer afford their rent and have forced landlords to make rent concessions to keep their tenants in place. Some commercial property owners will be able to weather the storm. Others have started or will be forfeiting their properties back to the bank.
All this available commercial property under bank control has provided the savvy investor an opportunity. The foreclosure process for commercial property is just as long as it is for residential property within the state of Florida hovering around 18 months. However, it is my hope that when the properties are forced under bank control that the banks will have learned from the residential real estate crisis and be able to apply what they learned to the commercial market. The banks and commercial investors know that there are many criteria to assess a property on, but the most important is – Will the property make financial sense? This simplistic approach and harsh reality will hopefully allow for a quicker bank release of these properties so they can get them off their books and investors can get these properties functioning again.

What is a “ruralpolitan”? “Ruralpolitan” is the new catch phrase for persons who want to escape the city lifestyle and move to a more rural area where they can practice self sufficiency. In the midst of this economic downturn, individual’s realities have been shaken and fear has unfortunately replaced confidence. People have lost money in the stock market and others have lost their jobs. The basics of life have become more important. Family and food have moved to the top of the list. People are asking how can I provide for my family and make sure they are always taken care of. The answer many are finding is to move to the country where they can plant their own food, nurture their family and have the peace of mind that they are more independent and self sufficient.

Three important guidelines:
1. Ask yourself; to what extent do I want to be involved with my property? Do you want the property to behave as a passive investment or do you want to remain involved in a limited capacity so you have the peace of mind that your money is working properly for you?
In this economy, Landlords and Associations are looking to cut costs. Under either circumstance above, a good property manager is an important person to have on your team. It is important to remember a property manager can provide an individualized contract to your specific property that will cater to your needs. For instance, if you only want to collect rent checks (the fun part), and have the property manager address all the other tenant issues and maintenance issues than a contract and fee can be designed to meet that arrangement.
2. Is your property manager proactive or reactive? It is important to be honest with your property manager about any potential construction defects or equipment malfunction so he/she can stay in front of any potential issues. A good property manager should be proactive and head off any potential problem. This is the cheapest option in the long run for any landlord and keeps the tenants/residents happy and stress free.
3. Do you trust your property manager? This simple question is paramount. It is important that the owner or association trust their property manager because their responsibilities are extensive, their access to the property is unlimited, and their decisions can have large financial impact to the property and budget.
